While we are only too happy to offer our Casual Letting Service ( selecting a tenant for you and completing the tenancy documents) we are finding that more and more rental property owners are now opting to have their properties fully managed, especially as the Tenancy Tribunal is insisting that landlords must be fully familiar with the Residential Tenancies Act and follow the strict rules of managing tenancies.

There are so many examples of owners not understanding the potential pitfalls of the rental market and losing literally thousands of dollars through rent arrears and damage occurring. From our experience we have found that there is no such thing as a ‘perfect’ tenant! Even the best tenants need checking – both by ensuring that rent payments are being made on time as well as making regular inspections to make sure the property is being properly maintained and also that there are no unreported maintenance issues. So often we find that a small repair dealt with quickly will save more major and costly damage finally causing an emergency – and how often will this be out of hours with the extra callout costs!
